Ruiz stadium update

I see u have a real hard time reading & comprehending questions, dummy. I asked u a ?, not an explanation.

"#StayInYourLane"? Hilarious. @Rellyrell , you know sooooo much more about stadiums than this money manager does.

And I'm not even going to quote this dope my sports-venue-specific resume.

Hilarious. You responded by providing your resume.

And you wonder why people laugh at you.

I've said it before, the loudest mouths and biggest douchebags on any website tend to be arrogrant finance guys who think that success with money should be equated with intelligence, and that they are better than everyone else and should have their a$$es kissed, because money.

I was a finance major, I've been around these douchebags for all of my adult life. I can smell the Drakkar Noir from miles away.
So you're an attorney who provides "know-it-all" commentary as I suspected.

They'll make the drive if we're winning. If it's a Duke game, attendance might be an issue, but hopefully the additional revenue will make up for it.

This is an honest suggestion...

The PSL fans should drive down to Mangonia Station and hop on the Brightline to start the drinking early.

Once the Orlando leg opens, I'm going to organize at least one booze-train trip for Orlando alums for a Canes game.

For the initial construction, Hard Rock was NOT subsidized. The stadium has received some public subsidies since that time, including the well-known "20-year Florida sales tax rebate" (though Wayne Huizenga was denied a double-dip, when he tried to get a double sales tax rebate when the football stadium added baseball).

There has been talk of extending the MetroRail all the way up to Hard Rock. There is some commercial development to the south (shopping center) and residential to the west, but there probably isn't a ton of additional land that could be redeveloped into NEW stuff, without first tearing down older stuff.

Thank u; that’s all I was trying to ascertain. Appreciate u bro.

You have no clue what I know, or what anyone else knows who you arrogantly sneer at, as everyone has long suspected.
IDGAF how important you THINK you are; you are just as I originally hypothesized, a douchey know-it-all attorney.

Like a poker tell, douchey know-it-attorneys, are incapable of letting a conversation flow without trying to prove they are the smartest guy in the room.

marlins are not leaving. as part of saddling the miami dade county taxpayers with $2.5B in bonds to build the stadium, the marlins and MLB agreed that the marlins cannot leave miami until the bonds are paid, so that about the year 4378

In theory, a new owner could pay off the bonds. Same way that a certain idiot governor will need to pay off the bonds of a certain entertainment company before dissolving its special-use district.

Your lack of self-awareness is hilarious.

You are the undisputed king of everything that you try to attribute to others.

I've never claimed to be the smartest guy in the room, but I'm **** sure smarter than you.

You would make a great maitre'd at a French restaurant...

I’ve thoroughly enjoyed browsing thru the last few pages of arguments over a pipe dream that’s extremely unlikely to ever sniff a chance of ever becoming an idea that won’t ever happen.

LOL. You don't even realize how much of an asshat you make yourself look like.

Typical attorney. Enjoy your day enlightening the masses to your, cough cough, intellectual superiority.

Go manage some more money while you tell everyone that you're better than them.

I'm not the one that flew off the handle and started calling someone names, you did (Post #99).

I'm not the one who condescended to one of the nicest guys on the board in @Rellyrell , you did (Post #122).

I'm not the one who bloviated his resume to try to win an argument, you did (Post #123).

I'm not the one who arrogantly used the hashtag #StayInYourLane like an old man thirsty for relevance, you did (Post #130).

I'm not the one who opened his bowels on nice guy @Rellyrell when he tried to re-establish a civil conversation, you did (Post #142 and Post #150).

Same thing with nice guy @canesstevealum08 (Post #159).

You are fighting losing arguments with 3 different people while you call people names and behave in an arrogant and condescending fashion. And for what, because I mildly disagreed with you before you leapt to the namecalling with "arrogant pr!ck"?

You need medication, a therapist, a long nap, and significant personal growth. Good luck with that.

My post #99 was in response to your typical douchey #95 and #97.

Then you raised the stakes with your look at me I'm an ******* post #114.

Your protégé then replied with a dismissive #116 when he has little real estate experience and followed it up with multiple posts about his fantasies about driving jeeps and having you anally probe him. Definitely was trying to "establish a civil conversation" with those ramblings.

As for Steve, I don't think my post was attacking/offensive whatsoever. If he feels differently he can speak for himself.

Bottom line is I'm not spending another minute arguing with a baboon that throws his own ***** and have put you on ignore.

You are such a liar. You won't ignore me, and even if you do, it takes all of 2 seconds to unignore.

My "typically douchey" Post #95 wasn't even directed to you. So you jumped into the middle of someone else's discussion. More lack of self-awareness by you.

And you say I "raised the stakes" well after you called me an arrogant pr!ck. Hilarious. No self-awareness or contextual awareness.

For the record, @Rellyrell is not my protege, and it's insulting that you would continue to demean him and condescend to him by acting as if he has to take any cues from me or anyone else. @Rellyrell is incredibly smart and has a wealth of his own knowledge. Feel free to listen to the Podcast with @LeedsCane and @Rellyrell if you continue to mistakenly believe that he is anyone's "protege".

Dude is a clown. Seriously; the amount of assumptions he’s made about me, you, & others in the past is hilarious. Which is y I’m certain he’s not over or has he ever generated billions for anyone. Maybe billions in crypto that’s at .00000007/coin or possibly pesos, but that’s about it.

Ur revision of history is astonishing. We should get u on the advisory board of Miami Hurricanes history; maybe w/ ur help, we can pull out 3 more Nat’l Championships! That’s ur calling, bud.

So where in Coral Gables would that be without dislocating 3,000 kids per year within the district? When is the last time you've been to Gables High? Another high school on site? Yes, a stadium at the corner of Le Juene and Coral Way is viable. You ever drive that way when the school buses are heading into campus as well as students with cars? Throwing **** on a wall seeing if it will stick is not a plan.

Buddy he offered to renovate, or more likely build, at no cost to the school or taxpayers, a new state-of-the-art much improved Coral Gables HS either as a part of it or at a designated site that was nearby. I think they own the land or something. as well as sports facilities for the Dade schools.

I am not saying this is a viable location or initiative for a stadium, but this isn't an anti-CGHS initiative, its a PRO-CGHS initiative. They would move into the big leagues facilities-wise. It's a 72 year-old building as it stands.

On that note, Ruiz says building a stadium for UM that's more centrally located will be a huge success for the University and surrounding schools. "If you look at Miami Dade public schools a lot of them don't have any facilities to play. This could be a state-of-the-art location where you have basketball, tennis, swimming, it could be revolutionary," said Ruiz.

"There is a major misconception that the school is going to be demolished to make this happen," said Diana Diaz, Co-Chair of the Stadium Committee. Ruiz says the 13-acre stadium may fit with the school in its current location, but there is a possibility that it would be torn down and relocated.

IT WILL NEVER BE BUILT IN CORA GABLES. EVER

THE CGHS SITE MIGHT BE ENOUGH FOR THE LATRINES OF A REGULAR SIZE STADIUM, MIGHT BE.

No one said it would be. In fact, I basically said the opposite:

"I am not saying this is a viable location or initiative for a stadium."

Also, stop screaming dude. Unless you have Tourette's, then I apologize.
