True as can be.

I've been to a lot of stadiums and Phins place is one of the best, if not the best.

Those college towns with a two lane highway into town take forever to get to unless you go real early or real late.

Phins place, you can get held up, but it's not that bad. The small four hour window or whatever it is now, could be expanded if you let tailgaters in earlier as they'll come and be out of the way as early as you let them. I get it though, they're paying attendants to be there, so that's an expense and still plenty of time to still get in.

So where in Coral Gables would that be without dislocating 3,000 kids per year within the district? When is the last time you've been to Gables High? Another high school on site? Yes, a stadium at the corner of Le Juene and Coral Way is viable. You ever drive that way when the school buses are heading into campus as well as students with cars? Throwing **** on a wall seeing if it will stick is not a plan.

As someone else said, tropical park or bust. Inter Miami couldn't even find a spot for a 20k seat stadium until they bought a ******* golf course.

It'll take something similar. Grease some palms at the County level and get them to sell you the northeast section of Tropical Park.

People who believe the traffic coming in and out of the stadium is bad have never actually dealt with real traffic before. You’ve got 50,000 people coming and going to one place at the same time, it’s literally impossible for everyone to get into and out of the parking lot in a fast and easy manner. The difference is, once you’re out of the lot, the traffic is a breeze. In a lot of other places, the city traffic is still terrible so once you leave the stadium, you’re still sitting in traffic for hours.

I don’t ever leave the stadium immediately after a game. I’ll go back to my truck, grab a beer and some food and hangout for a half hour or so while everyone else sits there waiting in line. After about 30-40 minutes, I hop in my truck and drive right out with no wait.

There's very few realistic options. Even Tropical Park logistics would be tough. Although, it's the most realistic of all the fantasy ideas people throw out. I still like the idea of converting Marlins park but I know they have some kind of huge contract with the city and aren't leaving any time soon despite the fact that they only have three fans. If we can somehow chase the Marlins out of town, a redone Marlins park with a capacity around 50k would be pretty ideal. Still very much a pipe dream though.

Not to mention the fact that "replacment Coral Gables High" was a tiny piece of land (in comparison) and in no way would be an equivalent replacement for student capacity, traffic, or prime location.

On top of that, the "existing Coral Gables High" is a long, narrow piece of land that is NOT suited for a football stadium (width), let alone the parking, even if garages were built. PROXIMITY is awesome, but in all other regards, it would be a problematic location.
 
People forget that by owning your stadium you get to host other events there besides football games. LA Coliseum hosts many concerts throughout the year


Exactly. And with Hard Rock prioritizing all kinds of other events, you could easily start to pull events from Hard Rock and/or that old outdoor amphitheater in West Palm (the one off of Southern and 441).
