Central and Northern Florida in general are overbuilt (for houses and rentals), but again if you can wait another year or so, I think you will be fine.
So literally everywhere in Florida is overbuilt with the exception of South Florida? I’m trying to sell my in laws home in Ponte Vedra.

You are asking a brutal question to answer because of location/location/location. Having written that, there is simply little land left in south florida to build, so that supports housing prices (condos are a different matter).

In general, the Jville area is overbuilt as well, especially for multi, which impacts SFH. Less informed about PV specifically, but I have folks I can ask.

Short sellers have to be nervous about next week.
All it takes is a little Executive order by Trump to ban illegal or naked short selling, or short selling in general.

Nate probably knows something is coming.

Under Median house- 3 showings in the first 4 hrs with another 5 by Saturday.

While real estate is about location, it is also about price. I'm positive I could move my expensive asset by lowering the price but I'm also willing to sit on it knowing there are only 80 buyers a year or around 1.5 per week in that market.

I used to be all about Location. Now I see it as a combination: LOCATION, Price, Value (remodeled, old/new, unfinished space, does it fit the buyer's needs), downside risks.

Last realtor I spoke with was adamant about not doing anything to the house as far as additional remodeling. It would seem it's an all or nothing deal now. Either it looks like a model home or it's a fixer upper.

Short selling is normal. It’s the naked short selling when your selling shares that haven’t been located that is wrong. many believe this is happening.

This is done in combination with abusing the failure to delivers.
