Stephen Ross is more of the reason and a 25 year lease. We won't buy out coaches, how the heck would be buy out the lease.
I don't want to digress from OP's effort too much, but on option 3..... if some super wealthy donor came to UM telling them he'd like to partner on getting a stadium built at Trop, what $ figure would he have to throw out there so that the University would say "OK, let's do it". $50m? 100? 150? I know the stadium would be more than 50m, but I'd have to think the University would work with someone willing to donate that and raise some $ on their own, right?
I'm just trying to figure out which lottery tickets I need to be buying. Do I need to hold out for the $200m+ pots, or is 50m going to get it done.

I don't think you will get an accurate guess/estimation on here.
My guess is that you would not only need to come with MONEY but with a PLAN.
I would also like to point out that this is not just a sunk cost, this stadium would generate revenue. Let's discuss these revenues:
1. No more splitting revenues: Since this is our venue, it is our revenue. I have no idea of the split we have with Ross (50/50, 70/30, 40/60) but we could avoid this split when it is fully our stadium. Since we're not splitting, more revenue.
2. Naming rights: We could sell the naming rights, like we did with the BankUnited Center and generate more revenue.

My guess is you could sell them (per year) for at least $500,000.00
3. Concerts, Events and the other 360-361 days a year.
A small minded person would think the stadium would only be used 6-7 times per year and that is all. Well since we own it and we paid for it, perhaps we should use it for other revenue generating purposes (we do this for the BankUnited Center).
