Yeah I think UF's took about that long. Announced 1.15, started using it spring of this year.

You can get an IPF done in less than a year if it's done fast. But with South Florida construction probably will take 2 years..

The city of Coral Gables is the worst city when it comes to permits. They will take longer than 4-5 months.
